Single family home
A single family home inspection which includes all components of the home.
Condo
A condo inspection includes inspection of all interior components of the home but excludes the exterior, common areas and roofing.
Townhouse
The home you'll own, roof to foundation, inspected and explained. Shared walls are noted rather than inspected in depth.
Radon test
Radon is invisible and a leading cause of lung cancer. A 48-hour test tells you whether the level needs fixing.
Termite (WDO)
Active termites, past damage and the conditions that invite them, on the report lenders often require.
Pool & spa
The pool, its equipment and its safety barriers checked, so there are no costly surprises after you move in.
Sewer scope
A camera down the main sewer line finds roots, cracks and blockages before they cost thousands to dig up.
Water quality
A certified lab tests the water for bacteria, lead and other contaminants. Most important on a well.
Mold
Lab-tested air samples show whether mold is present and where moisture needs attention.
Wind mitigation
Documents the home's hurricane protection on the state form insurers accept, which can lower your premium.
4-point inspection
The roof, electrical, plumbing and heating and cooling report many insurers require on an older home.

What clients usually ask
How long does an inspection take?
Most homes take two to four hours, depending on size, age and what's included. Add-on services such as a 4-Point or wind mitigation are usually done in the same visit.
Should I be there?
You're welcome to, especially at the end, for a walkthrough of what was found. It isn't required: the report has everything, with photos.
When will I get my report?
Usually the same day, by email, as an online report you can read on your phone and a PDF you can share.
Does the house “pass” or “fail”?
No. An inspection describes the home's condition so you can decide what to do: negotiate, plan repairs, or walk away. Every house has findings, even new ones.
